Three rooms, two minutes from the sand.
Leoicom Seaside Stay is a small guesthouse on Thorbeckestraat, in the quiet southern part of Zandvoort — a two-minute walk from the beach and the dunes, and a short stroll from the town centre.
We let three rooms, each with its own entrance, private bathroom and kitchen. Two of them look out over the sea; the third is the smallest, on the street side at the front.
Your host is Andrew, who lives in the building. He is happy to share surf tips, quiet routes through the dunes, and the seafood places locals actually go to.

A bright room on the top floor at the front of the house, with its own balcony facing the water. A good place to watch the light change over the North Sea at the end of the day.
Sea-view flat: bedroom, living room, terrace
Our largest space: a separate bedroom and living room, two bathrooms, a full kitchen, and a terrace off the living room. The sofa bed sleeps two more, so it works for families or two couples travelling together.
Mini studio facing the street
A compact studio on the street side of the house — small but complete, with its own kitchen and bathroom. No sea view, and you will hear the street; the beach is two minutes away.

Check-in between 15:00 and 22:00. Check-out before 11:00. Tell us your arrival time and we will meet you at the door.
Zandvoort charges €3.30 per person per night. It is already included in our rates, and it applies to children too.
Cleaning, linen and towels are included. No hidden fees at check-in.
Parking in Zandvoort is paid. The nearest option is P De Zuid Zandvoort — reserve ahead in busy periods.
Two minutes on foot. The southern stretch is quieter than the centre, and the dunes begin where the street ends.
